This Des Moines law offices relocated to the 31st floor of a downtown office building. The new location affords spectacular views as well as an efficient, effective work environment for the attorneys and their staff. The project was developed in two phases; both led by Paul Mankins, FAIA.

Private offices and conference spaces form a band of space lining the perimeter of the building. Inside this band is a 15-foot wide circulation and administrative zone. This zone expands the circulation space to form a series of large rooms—providing a gracious spatial experience.

Finally, next to the building core is a band of service spaces which include paralegal offices, copy rooms, a law library, and file server space. This overall organization allowed the existing perimeter offices (built for a previous tenant, also a law practice) to be retained largely intact (including lighting, ceilings, trim, etc) reducing the cost of the build out.
