Federal Home Loan Bank of Des Moines (FHLB) is a member-owned cooperative providing funding solutions and liquidity to nearly 1,400 members. substancearchitecture was selected for this project to design a space that would deliver upon the new work place goals identified by FHLB: increased collaboration, increased mobility and flexibility, promote concentration and activity-based solutions for the work environment. substance assisted the client with vetting a number of building solutions for the new office; the optimal solution was to purchase an existing office building in downtown Des Moines and perform a full renovation of the facility.
substance worked closely with the project team to create a design for the new office that delivers upon the workplace strategy. Throughout the entire design process, substance created renderings, budgets, and other support materials to ensure that the Board of Directors was continuously updated on the process and progress of the project. substance assisted FHLB with the process of selecting a General Contractor and a Furniture Vendor who would seamlessly integrate into the project team. Working in a collaborative team with the Owner, Project Manager, Contractor and Furniture Vendor, the project was on schedule and under budget with completion in 3rd quarter of 2018.
Building amenities were provided to meet the needs of the FHLB employees, as well as other tenants of the building:
2,500 sq. ft. Starbucks 5,700 sq. ft. Fitness Center 8,200 sq. ft. First-to-Market Restaurant 600 sq. ft. Conference Room
Team selection was paramount in making this project successful. Each member of the project team, from the Owner’s Facility Manager to the Audio/Visual subcontractor, understood the goals of the project, the budget, and the schedule.
